Steps for foreign nationals buying properties in USA
Choose the type of property you want to invest in: Single-Family Home, Condo-Apartment, Condo-Hotel or Commercial Properties.
A) Provide 5 basic requirements for the loan Pre-Approval
- Copy of Identification, Passport, and/or Driver’s License. Visa to enter the USA.
- Proof of Address from your country: Any cable, electric, or water bill under your name where you are currently residing.
- Income letter from your accountant/CPA if you are the Owner of your Company. Or a letter from your employer if you are an employee.
- Original bank reference letters.
- Copy of Last Three (3) Months of Bank Statements for all accounts both inside your country and outside (if applicable) wherever assets can be sourced.

C) Complete the Application for Credit
D) Property Appraisal and Underwriting
E) Loan Approval and closing of the loan

* The Loan Amount: Depending of the location, and the type the property our lenders will provide a loan amount between 75% to 45% of the appraisal value of the property.

Steps for getting a loan in the Caribbean
If you are a US citizen, or permanent residence we can facilitate financing for properties we are selling in the Caribbean, with similar requirements as if you were financing in the state.
Here is how:
Choose the type of property you want to buy or invest in the Caribbean: (House or Condo/Apartment).
We mainly provide financing for properties located in main tourist destinations; and properties that we have already identified and that we are selling in the Caribbean.
A) Provide 5 basic requirements for the loan Pre-Approval:
1. Provide a copy of Identification, Social Security, Passport, and/or Driver’s License.
2. If Self-employed or Owner of the Company:
- Provide Prof of Employment and Income:
- W2 /1099
- Last Two (2) Years of Personal Tax Returns.
- Last Two (2) Years of Business Tax Returns.
- Copy of Last Three (3) Months of Bank Statements.
3. If Employed (Employee):
- Provide Prof of Employment and Income:
- Last Two (2) Years of Personal Tax Returns.
- Last Two (2) Pay Stubs.
- Copy of Last Three (3) Months of Bank Statements
- Name, Telephone, Email of person who can verify your current job (human resources).
4. Provide Copy of Credit Report
5. Complete Credit Application
NEXT STEPS:
B) All the documents are analyzed
C) Formalize the Sales Contract between Buyer and the Seller in the Caribbean. Provide Copy of Checks and/or Transfers Given to the Seller as down payment for the property.
D) Complete the Processing and Underwriting of the loan
E) Loan Approval and closing of the loan
Loan Amount the Caribbean
* The Loan for properties in the Caribbean will be provided via a private lender/investor portfolio loan.
* The Loan Amount will be between 50% to 60% of the purchase price of the property.
